Our client is a leading mechanical‑services and facilities‑management provider supporting Anaheim’s hotels, resorts, entertainment venues, medical centers, office buildings, and large residential communities.
Their maintenance teams perform inspections, preventive maintenance, diagnostics, and light repairs on HVAC systems including RTUs, split systems, heat pumps, air handlers, exhaust fans, and building‑comfort equipment. With Anaheim’s year‑round tourism, high‑occupancy facilities, and dense commercial infrastructure, this role is essential for ensuring reliable, efficient, and safe HVAC operation.
Typical Duties and Responsibilities
- Perform preventive maintenance on HVAC equipment including RTUs, split systems, heat pumps, air handlers, and ventilation systems.
- Inspect belts, motors, filters, coils, bearings, and electrical components for wear or failure.
- Clean coils, replace filters, lubricate motors, and perform seasonal tune‑ups.
- Troubleshoot basic HVAC issues including airflow problems, thermostat faults, and electrical component failures.
- Check refrigerant pressures, superheat/subcooling, and system performance (within EPA certification limits).
- Perform minor repairs including contactor replacement, capacitor swaps, belt adjustments, and sensor checks.
- Monitor and report equipment performance, energy usage, and maintenance needs.
- Respond to facility service requests and document all work performed.
- Assist with equipment startups, shutdowns, and seasonal changeovers.
- Support senior technicians with diagnostics, repairs, and system upgrades.
- Maintain accurate maintenance logs, work orders, and equipment records.
- Ensure compliance with EPA 608 regulations, IMC, Title 24, and California mechanical codes.
- Maintain clean, safe mechanical rooms and follow all OSHA and company safety protocols.
- Participate in on‑call rotation for after‑hours emergencies.
Education
- High school diploma or GED required.
- Technical school training in HVAC/R or Mechanical Technology preferred.
Required Skills and Experience
- 3–7+ years of experience performing HVAC preventive maintenance in commercial or multi‑family environments.
- Strong understanding of HVAC fundamentals, airflow, refrigeration basics, and electrical components.
- Experience maintaining RTUs, split systems, heat pumps, air handlers, and ventilation equipment.
- Ability to troubleshoot motors, capacitors, contactors, relays, and low‑voltage circuits.
- Familiarity with digital gauges, multimeters, airflow meters, and diagnostic tools.
- Ability to read and interpret wiring diagrams, equipment manuals, and maintenance procedures.
- Strong knowledge of EPA 608 regulations and California mechanical codes.
- Excellent communication, customer‑service, and documentation skills.
- Valid driver’s license and clean driving record.
Preferred Qualifications
- EPA 608 Certification (Type I or II).
- Experience with BAS platforms such as Tridium Niagara, Metasys, or Siemens Desigo.
- Background in hotels, resorts, entertainment venues, or high‑occupancy commercial buildings.
- Certifications such as NATE, HVAC Excellence, or building‑maintenance credentials.
- Experience with CMMS systems for work orders and preventive maintenance tracking.
- Light repair experience on compressors, refrigerant circuits, or control systems (a plus).
