Their maintenance teams perform inspections, repairs, preventive maintenance, and system troubleshooting across HVAC, electrical, plumbing, building automation, and general facility systems. Typical Duties and Responsibilities

  • Perform routine and emergency maintenance on building systems including HVAC, electrical, plumbing, and mechanical equipment.
  • Conduct preventive maintenance on pumps, motors, air handlers, exhaust fans, lighting systems, and building infrastructure.
  • Troubleshoot and repair HVAC components including belts, motors, filters, thermostats, and controls.
  • Perform basic electrical work including ballast replacement, outlet repair, breaker resets, and lighting maintenance.
  • Handle plumbing tasks including leak repair, drain clearing, fixture replacement, and valve maintenance.
  • Inspect and maintain building systems including elevators, fire‑life‑safety equipment, and BAS controls (as permitted by certification).
  • Respond to tenant or facility service requests and document all work performed.
  • Monitor building automation systems (BAS) and report system alarms or performance issues.
  • Perform general building repairs including drywall, painting, door hardware, flooring, and minor carpentry.
  • Assist with vendor coordination, equipment deliveries, and contractor oversight.
  • Maintain accurate maintenance logs, work orders, and equipment records.
  • Ensure compliance with OSHA, NFPA, IMC, and Texas building codes.
  • Support facility inspections, audits, and safety walk‑throughs.
  • Maintain clean, safe mechanical rooms, workspaces, and common areas.
  • Participate in on‑call rotation for after‑hours emergencies.

Education

  • High school diploma or GED required.
  • Technical school training in HVAC, electrical, or building maintenance preferred.

Required Skills and Experience

  • 3–7+ years of experience in building maintenance, facilities maintenance, or mechanical systems.
  • Strong understanding of HVAC, electrical, plumbing, and general building systems.
  • Ability to troubleshoot motors, pumps, fans, lighting circuits, and plumbing fixtures.
  • Experience with hand tools, power tools, diagnostic meters, and maintenance equipment.
  • Ability to read and interpret mechanical drawings, wiring diagrams, and equipment manuals.
  • Strong knowledge of OSHA safety standards and basic building codes.
  • Excellent communication, customer service, and documentation skills.
  • Ability to work independently and manage multiple tasks.
  • Valid driver’s license and clean driving record.

Preferred Qualifications

  • EPA 608 Certification (Type I or II).
  • Experience with BAS platforms such as Tridium Niagara, Metasys, or Siemens Desigo.
  • Background in high‑rise buildings, hospitals, industrial facilities, or multi‑family properties.
  • Certifications such as HVAC Excellence, NATE, or building‑maintenance credentials.
  • Experience with CMMS systems for work orders and preventive maintenance tracking.
  • Trade licenses in HVAC, electrical, or plumbing (a strong plus).
